Our ethos
We aim to provide a quick, reliable and efficient service that frees up the client to concentrate on their core business taking responsibility for day to day management and assisting clients to execute their property strategy. We aim to be open, honest and transparent.
Intelligence and Information
Our network of industry insiders and specialist solicitors ensures that we are aware of the latest Lands Tribunal rulings and our work "at the coal face" means that we are able to identify general trends and upgrade programmes.
What we do differently
We try to offer a service that is as close to cost neutral as leases allow, recovering costs from the operators where possible, minimising risk by introducing design and management strategies developed with input from stakeholders, identifying red lines and providing timely recommendations and assistance to the land owner and occupiers of buildings.
Safer by Design
You should not have to tolerate risk being designed in to your site or elsewhere for that matter. Regulations including those set out below, require the Operators to design out reasonably identifiable risks that could affect not only the construction works but also the ongoing and future maintenance of the site and how risk is managed and maintained on the site. This is critical to understanding the hierarchy of risk and who should be responsible for mitigating that risk and when.
- The Management of Health and Safety at Work Regulations (MHSWR) 1999 Schedule 1
- The Construction Design and Management Regulations 2015 (CDM Regs) Appendix 1
- The Control of Electromagnetic fields at Work Regulations 2016 (CEMFAW).
- The International Commission on Non-Ionising Radiation Protection (ICNIRP)
The Building Safety Bill and in particular the change requirements before and during construction contained in Part 4 of the Building Higher Risk Buildings Regulations 2022 could create additional challenges for both building owners and the operators. How that pans out will be interesting.
